We are always looking for a new project to take on. Lightwell focuses on purchasing buildings 50+ years , or older, in existing historic neighborhoods, that can be improved for a better or more modern use.

We work with current building owners to assess the potential for their buildings to be adapted into more modern uses. This includes an analysis of current zoning, historic relevance, and potential market viability.

For qualified projects Lightwell will take owners through the design and planning phase to ensure that no detail is missed.

Lightwell will lead projects from the first spark of an idea through to gaining a certificate of occupancy. We also can connect partners with financing options and necessary accounting overviews.

Lightwell Development is a real estate development firm with a strong focus on historic tax credit redevelopment as well as other adaptive reuse projects. With more than 100k+ square feet converted in the past few years Lightwell has worked to create a detail focused affordable luxury product for residents in cities with fewer than 250k people. New project locations include Portsmouth, Virginia and Schenectady, New York.
Owner and principal of Lightwell Development, Tim Foley has lead the redevelopment of a dozen projects over the past 10 years. Since 2020 Foley has focused Lightwell's growth on historic tax credit projects in Norfolk and Portsmouth Virginia.
